As a new owner or a new tenant, the Board of Directors
would like to welcome you to your new home and lifestyle. As an
owner or tenant, we would like you to know that living in a patio home
brings on a new and different lifestyle. Each unit is individually
owned, however, there are certain restrictions that each owner or tenant
must adhere to because of the unique way in which our buildings were
constructed. We know that at your closing you were overwhelmed
with many papers. In order to make things a little easier for you, we
have compiled a list of things each owner or tenant should be aware of.
Phase III Patio Homeowner’s Association MAINTENANCE
& SERVICES
FEES: Each owner is required to pay a
monthly maintenance fee of $110.00 to the Association.
You will receive a bi-monthly invoice which includes
charges for monthly maintenance, water & sewer, and trash pick-up
service.
The Phase III Patio Homes Association is billed by the
Louisville Water Company and then we charge each owner their share of
the bill based upon their usage. Water meters which are located
underground near the front door, as well as on the wall by the garage
door, are read by a team of residents.
Trash pick-up service is provided to all Phase III Patio
Homes Residents by one company. The trash tote should be stored
in your garage and placed at the end of your driveway for pickup early,
each Wednesday morning. Each unit pays a bi-monthly fee of $17.00.
Payments received after the 16th of the month are
subject to a $25.00 late fee.
Glenmary Homeowner’s Association: the
Glenmary Homeowners Association requires the payment of an annual fee,
currently set at $250. You will receive a bill from the Glenmary
Homeowners Association NOT the PHG Ill Association. Payment should be
sent to Glenmary Homeowners Association, not the Phase III Patio
Homeowner’s Assn.
INSURANCE: You are required to obtain a
hazard insurance policy on your property. We are not CONDOMINIUMS and
there is NO master policy carried by the Association on your
property. Our restrictions do require, however, the Association to
be named as a loss payee on your policy. The Association must keep a
copy of your policy in our files.
ASSOCIATION MEETINGS: The Phase III Patio
Homeowner’s Board of Directors meets regularly throughout the
year. All residents are invited and are welcome to attend the
meeting. Notice is posted at the kiosk (mail box) for dates, time,
and place of each meeting. For information on dates and

Summary of Key Restrictions with cross reference to
applicable Convenants, Conditions & Restrictions:
1. No building, fence, wall, structure, addition,
alteration or other improvement shall be erected, placed or altered on
any lot nor shall the original exterior architecture, design or color of
the structure on any lot be altered, modified or changed in any manner
until approved by the Board of Directors. – (2) Approval of
Construction Plans
2. Residents may not conduct any noxious or offensive
trade or activity on any lot, nor shall anything be done which may be or
become an annoyance or nuisance to the neighborhood. -- (3)
Nuisances
3 No trailer, truck commercial vehicle, camper trailer,
camping vehicle or boat shall be parked or kept on any lot at any time
unless housed in a garage. – (4) (c) Use of Other Structures, Garages
and Vehicles
4. No automobile which is inoperable shall be parked on
any street for a period in excess of 24 hours. – (4) (c) Use of Other
Structures, Garages and Vehicles
5. No automobile or motor vehicle of any kind or
description shall be continuously or habitually parked on any street or
public right of way in Glenmary. – (4) (d) Use of Other Structures,
Garages and Vehicles
6. All garage doors shall remain closed at all times
except when required to be open for the entrance or exit of a vehicle
housed therein. – (4) (e) Use of Other Structures, Garages and
Vehicles
7. Only household pets are allowed, such as dogs and
cats, and they must be confined to the lot occupied by the owner or
tenant or shall be restrained by a leash. – (5) Animals
8. No inground or aboveground pools shall be erected or
placed on any lot. (6) (d) Mail and Paper Boxes: Hedges and
Fences, Ornamental Garden Material: Antennae
9 No ornamental garden material or decoration can be
placed on any lot unless its design and placement have been approved by
the Board of Directors.
10. No drapes. blinds, or window treatments shall be
placed on or at any window unless such drapes, blinds or window
treatments are white or lined in such a manner so that the window
treatments appear to be white from the exterior of the dwelling.
11. No antennae or satellite dies may be placed or
erected on any lot unless its design and placement are approved by the
Board of Directors.
12. No outside clotheslines shall be erected or placed
on any lot.
13. No trade or business of any kind shall be conducted
at any lot.
14. No signs for advertising, except signs advertising
tie sale or rental of property, shall be placed on any lot.
GENERAL MAINTENANCE: The following information is
included to clarify the general responsibilities of each owner and the
Association.
1. Except for roofs under warranty, the Association is
responsible for the exterior of all buildings which includes sidewalks
and streets. The Association is also responsible for mowing the lawns.
2 The Association is NOT responsible for the replacement
of electrical lines.
3. The Association is NOT responsible for water lines
and water meters that are on the owners property.
4. The Association is NOT responsible for replacing
shrubs and trees on an owner's lot.
5. The Association is NOT responsible for window
replacement or maintenance of fences placed on an owner's property.
6. Except for trees, flowers, and shrubs, an owner may
NOT add anything to the outside of their property without Board
approval.
Should any owner experience a problem with the exterior
of their building, the following steps are to be taken:
1. The owner is to have the property inspected to see
what is causing the problem. A minimum of 2 bids is required to
estimate the cost of the repair.
2. The owner is to notify the Association P.O. Box
91511, in writing, of the problem and the cost of the repair. If the
repair is the responsibility of the Association, the Association will
take one of the following steps:
1. The Association will notify the owner to make the
repair and bill the Association; or,
2. The Association will make the repair.
Our reason for the above two (2) choices is to cover
emergency problems.
If any owner makes a repair to the exterior of their
building without approval from the Association, the owner will be
responsible for the cost of the repair and any further problems that may
occur as a result of that repair.
We hope this information helps to clear up procedures
for maintenance problems.
